The Architectural Review Committee (ARC)

This committee is comprised of at least 3 homeowners who are current with their HOA dues and led by a Chairman who also is a member of the HOA Board of Directors.  Each member will serve a two year term and can stand for re-appointment after their term expires.  The purpose of the committee is to ensure that the integrity of the community is not compromised by use, changes or additions to structures that do not fit into the overall concept of The Vineyards.  As a member of the HOA you have agreed to abide by the covenants as written.

It is important to understand that the ARC is very interested to having homeowners improve their properties as this is seen as progress for the community.  Many times Architectural Review Committees are seen as hindrance to the homeowner's desire to improve their property.  This is not the case, but it is important that the covenants established are recognized by all homeowners as an obligation to all residents of the community.  You will find that The Vineyards ARC will work easily and swiftly with each homeowner to develop solutions which will serve the individual as well as the community.

It is the homeowner's responsibility to submit a request to the ARC for review of a project being contemplated before work begins.  Confused whether your project requires approval?  The prevailing guide comes from the Amended And Restated Declaration of Restrictions for The Vineyards at Jockey's Neck" dated November 10, 2008.  This document can be downloaded from this website and can be found in the Residents Section under Documents for Download and it is a PDF file titled "Amended Declarations 2008.PDF".  Generally, Article 3.2 should be your guide:

“3.2  Approval.  No dwelling, structure, outbuilding, garage, retaining wall, endwall, shed, garden shed, outbuilding, improvement, landscaping or other work which shall be placed on the Property, nor shall any exterior addition to, or change or alteration be made until the plans and specifications showing the nature, kind, shape, height, material and location of the same, have been submitted and approved in advance in writing by the ARC.”

Please note that Article 3 encompasses more than just section 3.2, so there can be other projects or components of projects that could require approval.  If you still have questions please contact the Chair of the Committee (email below) for a quick response!
