Architectural Review Committee (ARC)
The Architectural Review Committee is charged with reviewing all homeowner requests that would change or modify the external aesthetics of their existing property. The ARC is not concerned with the interior of a structure but is focused on ensuring the integrity of the neighborhood is not negatively affected by a homeowner's desire to alter or add to their property. In general, the ARC is guided by Articles V & VI of the "Second amended and restated declaration of covenants, conditions and restrictions for the Vineyards 2018". While the ARC is allowed to use its discretion with interpretation, they strive to be consistent and follow the intent of the sections of Article VI. In addition to Article VI, the ARC will also use the "Guide for application for design review of an outbuilding" dated September 1, 2006 if and when appropriate. A COPY OF THESE DOCUMENTS WERE PROVIDED TO EACH HOMEOWNER AT THE TIME OF PURCHASE OF THEIR PROPERTY AND ALSO CAN BE DOWNLOADED FROM THIS WEBSITE AT THE "DOCUMENTS FOR DOWNLOAD" PAGE.

ALL PROJECTS APPROVED BY THE ARC MUST BE COMPLETED WITHIN 120 DAYS OF ARC APPROVAL. FAILURE TO DO SO REQUIRED A RE-SUBMISSION OF THE PROJECT TO THE ARC FOR CONTINUED APPROVAL.
Current Projects Approved By The ARC
It is a very good thing for our neighborhood when homeowners continually improve their properties. Fortunately, The Vineyards homeowners have always been quite active here and with this level of activity it is important that neighbors can feel comfortable that any changes are in compliance with the By-Laws and Covenants all homeowners are bound to.
The intention of this page is to alert the community to the approved requests made to the ARC. Here you will see only a brief description of the project, location and date approved by the Board of the HOA. If you are curious about the details of the project please contact the project homeowner directly.
Please note: The ARC is only responsible for the project adhering to the applicable By-Laws and Covenants of The Vineyards HOA. It is the homeowners responsibility to ensure their project is in compliance with any County, State or Federal law or code, including environmental codes/laws. To learn more about what is required to be in compliance with the Resource Protection Act (RPA) visit the James City County website to ensure that you are in compliance. Much of our neighborhood is in the RPA zone and significant fines can be levied against any homeowner who violates the ordinance.
